Asset Description

The Crossway shopping centre building is located a 180 Rokeby Rd, Subiaco WA, the carpark is predominately on the norther side of the build and is heavily relied upon for off street parking requirements. The concrete carpark was constructed on top of the building and exposed to the elements and was exhibiting early signs of corrosion and insufficient reinforcement cover. The obvious symptoms included surface cracking and drummy sections caused by reinforcement corrosion. The building is located within close proximity of a marine environment.

Solution

The rehabilitation proposed included a detailed condition assessment of the concrete carpark, diagnostic testing was performed with the intention of maintaining the concrete element and structure for a minimum 20 years. Galvanic anodes were the practical solution and installed adjacent to patch repairs prior to installing a trafficable membrane to the entire 2,500 square meters of the carpark deck. Access was restricted during the initial repairs as the carpark had to remain open during corrosion control requirements and membrane installation.

The Benefits

Each Galvanic Patchguard anode was individually installed into the parent concrete and each anode connected to the reinforcement. The system provides enhanced current distribution to the areas of steel at risk of corrosion and allows the use of bonding primers and either high or low resistive mortars within the patch repair. The system is designed to prevent the effects of the incipient corrosion effect adjacent to patch repairs.

Nk west Pty Ltd are specialist remediation contractors chosen because of their experience and competence to remediate the concrete carpark and install the galvanic protection system. An additional coating was applied to provide further protection from the elements and provide an aesthetic appeal. The project was completed on time and within budget and annual monitoring required.
